Knowing When to Strike and Sell

The property market can be a tricky thing to read and understand at times. With sales and prices rising and falling, as well as being somewhat unpredictable it can be difficult to know the best time to sell. The fact of the matter is that as well as the current market coming into play there are also personal factors for the home owner to consider.

Finances

Whilst selling a property with the right team can make you a profit, there are also some expenses involved. We are also assuming that if you are selling you intend to buy again. Some things to consider here are, can you afford the expenses to sell and move? If you need to rent in between sale and purchase can you afford bond and other expenses? Will the need for these extra finances put extra strain on you if the unexpected occurs like major costly repairs on the home or your car?

Sales in your suburb

If your suburb is showing some boom in sales then this may be the perfect time to sell. Suburbs can become sought after for all kinds of reasons and if you are thinking of selling in such a suburb then the iron is hot and it could be time to strike.

Size matters

One of the reasons people consider selling is that the property is no longer the right size for them. Growing families require more space and empty nesters require less. As your family situation changes so does the amount of bathrooms and bedrooms required.

Renovations

If there are items around the home that are starting to require repairs, then it’s time to decide where you want to spend the money. If you are feeling you don’t want to spend the money on repairs whether you pay someone or DIY this is a good sign you are no longer feeling attached to your home and you are ready to move on.
